Q: Do you offer specials on your pricing?
A:
We have priced our homes to create value for our buyers. We do not offer inflated pricing in order to give "discounts". And we do not price our homes stripped-down with add-ons at every turn.

A:
We build homes loaded with value. All our homes appraise for much more than the sales price. This allows you to work into the sales price additional costs you may need help with.

Q: What are typical closing costs? What assistance do you offer?
A:
Typically closing costs will run around 3% of the sales price, which is an approximate figure. Fortunately, our homes have excellent value and, as mentioned before, appraise for much more than the sales price. This allows you to work into the sales price additional costs you may need help with.

Q: How do I as a buyer know I am getting a quality home, since you are such a small builder?
A:
Our motto is "Quality without Compromise". As a small builder we provide personalized service at every stop of the building process. We are here to build a community. As we own all of the vacant and well maintained land around us and we plan to stay and build homes in this area for 6 to 8 more years, we have all the incentives to build quality homes for continued referrals from new homeowners.

Q: What are the HOA dues for the Enclave of Kleinbrook, Kleinbrook, and Traces? Why is there a difference in the amounts?
A:
The HOA dues for the Enclave at Kleinbrook are $419.00 per year and the dues for Kleinbrook IV and V are $227.00. The difference in the amounts is based upon the amenities each HOA offers. For example; the Enclave has a security gate and private streets, which require upkeep. Homes in Kleinbrook Section III are included within the Kleinbrook HOA, and dues are $380.00 per year, which includes use of the Kleinbrook / Traces pool and recreational facilities.

Q: What is your current tax rate?
A:
The current tax rate is $3.54 per $100.00, prior to homestead exemption, which is 15%.

A:
It takes approximately 4 months to build a home, weather permitting. If it rains heavily it could take 5 months.

Q: What is the size of a standard lot? Why do some lots have premiums?
A:
45’ - 60' x 110' is considered to be a standard lot. Corner lots, cul-de-sac lots and even some subdivision lots tend to be much larger. They require additional fencing, landscaping and/or side walks. Therefore, we charge a premium to cover our additional expenses.

Q: What school district is this? Is it any good?
A:
We are located in the Klein Independent School District, which is considered to be one of the best districts in Texas. For specific statistics, you may contact any of the schools in the district or visit their website at KleinISD.net.

Q: Do your houses flood?
A: During the rains of June 2001, none of the homes in our neighborhood flooded at all. Our homes are typically built much higher than the street elevation to enhance drainage from the backyard and minimize future flooding problems.

Q: Why do your neighborhoods not offer a pool, clubhouse and park facilities?
A:
The cost of maintaining a pool, club house and park facilities are paid by you, in the form of higher HOA dues. We choose to keep the association dues low. However, if these amenities are important to you, we have an agreement with the Traces Homeowners Association to allow our residents use of their facilities for an additional cost of $120.00 per year. Homeowners in Kleinbrook Section III are entitled to use the facilities with no charge.
